FSBO cannot compete with MLS properties in Orangeburg SC

If you are thinking of selling your own home there are things to consider. Have you done this before successfully (experience)? Do you have the knowledge and resources to properly price your home (data bases etc)? Are you personally comfortable with strangers coming into your home (security)?
You could try it for a while- many do. While you are trying it you will get calls from agents (mostly new/green ones who were instructed to call you because you want to sell your home). You will also get calls from agents of companies who offer services (though limited) for a charge which may seem attractive to a seller.
One out of thirteen sellers who tried to sell their own home used to be successful- with the market in its present slump those numbers are even more discouraging. It is more like one out of twenty succeed.
To be competitive in today's market many sellers are not only using full-service agents but offering higher commissions to active trained agents so as to get the attention needed in this highly competitive marketplace. Agents do work for money- it is their living- BUT is is their expertise which gets it done...that is, CLOSED.
In times like these- if you need to sell; consider these things- if you just want to 'test the market' then you should do that as a FSBO- at least that way you are getting the feedback first hand and are not having to depend on an agent to give you feedback.
Less than 3 months ago a seller was TTS and had three prospective buyers- all represented by an agent (87% of buyers are working with agents and have written contracts of representation); None of the deals went to contract- the seller called John Kneece [ 803-378-5208 ] and in no time the home was marketed, managed, and placed under contract with a qualified buyer and should close on or before July 13, 2008. Good things happen when good efforts and knowledge are applied.
If you see a home where the sign says "FOR SALE BY OWNER"- call John and he will provide tons of information- based on facts and not a biased presentation.
(If you have already signed an agency agreement with another agent you are encouraged to call that agent and inquire about FSBO homes or others.)

(Guess who pays for that service) The sellers have chosen to limit the exposure of these fine homes and therefore your chances of being the new owner are enhanced greatly. FSBO- that is, For Sale by Owner properties still are by law supposed to adhere to many of the rules which licensed agents follow- it is my experience that some self-proclaimed 'home marketing experts' are skipping some steps.. like the ones that say the seller has to provide a "property condition disclosure' and the fair housing rule that says they cannot discriminate because of race even when they are selling their own home.
